What Actually Changed
The old structure was real. Rent, the front office, the phones, all of it got divided among the agents in the building. Your bill came every month and it read like a mortgage payment. You had to be producing, because the overhead arrived whether you closed anything or not.
When the market turned, agents stopped signing up for that, and RE/MAX built new ways to bring people in. At this office the overhead is not divided among the agents. The broker carries it. Why Cathy Left Her First Brokerage
“After the first six months I made more money for them than I did for myself. The franchise fees, the split, a referral fee on every lead. I said, I'm making more money for you than me, and I'm doing all the work.”
That was 1995, at a franchise that no longer operates under the same name, and she was Rookie of the Year at the time. She joined RE/MAX that year and has never left it, because the monthly and annual cost of doing business worked out better than anywhere else she looked. Three decades later she still runs the numbers the same way, and she will run them with you before you commit to anything.

A calendar you can put yourself on
Cathy keeps a mentor calendar of her own listing appointments, showings and weekly sessions. Anything on it, you can join. Ride along on real work before it's your own.

Your first listing and your first showing, she comes with you. Not to watch. To walk you through it while it's happening. Usually two or three in, you're running them yourself.
Contracts written together
You write your early contracts alongside her, start to finish, going through them together until you don't need to.

Training You Can Actually Use

A traditional real estate office looks like a Victorian house. Separate rooms for separate purposes, everything closed off and compartmentalized. This one was built the other way, open and modern, with the conference room at the front where everyone meets.
